Should I have a home inspection before purchasing a property?
Absolutely. A home inspection provides an unbiased assessment of a property's condition to help a buyer make an informed decision. It reveals potential issues, safety concerns, and the need for future repairs and maintenance, which can influence the purchase price or lead to renegotiation with the seller.
Is there a contract or agreement that needs to be reviewed and signed?
Yes. HHI will provide a pre-inspection agreement contract via email to buyers who have scheduled a home inspection. The contract will be sent via the DocuSign app and can be reviewed & e-signed.
What are the main objectives of a home inspection?
Assess the following items:
- Property exterior, including roofs and detached garages
- Major systems such as heating, cooling, electrical and plumbing
- Interior walls, bathrooms, stairways and major appliances
- Foundation and load bearing structures
- Provide a detailed report to the buyer, including a summary with major concern items
- Answer any questions regarding the home inspection and/or the report
When do I schedule a home inspection?
As soon as the property purchase agreement has been signed by both the buyer and the seller
(Typical contracts require the home inspection to be completed within 5 business days after signing)
How much does a home inspection cost? How and when do I pay?
Hickory Home Inspections charges a flat fee of $350.00 for all properties under 2500 square feet
$50 per additional 1000 square feet (Examples below)
- 2500 to 3500 = $400
- 3500 to 4500 = $450
- 4500 to 5500 = $500
HHI can be paid via Zelle, Check, Cash or Credit Card via the website.
All payments must be received prior to the home inspection.
How soon will I receive the report?
Hickory Home Inspections will make every attempt to provide the report to the buyer the same day or the day after the inspection.
Should I attend the home inspection?
Yes, the buyer should attend. This is a great opportunity for the buyer to shadow the home inspector and ask questions regarding their recent home purchase.
Is Hickory Home Inspections insured?
Yes. HHI carries Errors & Omissions and General Liability insurance.
E & O protects the inspector in case of negligence or mistakes in reporting the condition of items on the property.
General Liability protects the business from being sued by a homeowner for damages that occur while inspecting the property.
What do I do if there is a serious defect identified in the report?
Depending on the issue, you may need to have a professional conduct further evaluation. (Example: a major foundation crack)
Other items can be negotiated with the seller for a reduction on the property cost or a credit for repair/replacement at the closing (Example: air conditioning unit that has over extended its average life capacity)
Does the home inspection cover termite, radon, mold/mildew, pools or spas?
Standard home inspections do not cover any of these items. The pre-inspection agreement includes items and components that are limited and excluded from HHI's inspection.
